Code Enforcement’s mission is to protect public health, safety and welfare by ensuring compliance with County Codes, Land Use Regulations, and various Statutes. The standards set by our codes are designed to protect the community from substandard conditions. Enforcing these codes minimizes conditions that can contribute to the degradation of neighborhoods and property values.

Our goal is to achieve voluntary compliance through education whenever possible. Our division works seven days a week to help property owners meet their obligations and responsibilities, and to prevent property values from falling.

How do I report a complaint?

Pease refer to our Complaints page for steps on how to register a complaint, and what qualifies as a County code violation.

How can I search for open code violations or expired permits on a property?

Requests can be made online at permits.osceola.org.

  1. You will need to create an account if you don't already have one, and login.
  2. Click on the Enforcement tab, and then click Enter Complaint or Request.
  3. Under Code Enforcement Request, select one:
    • "BAC Request" for open code compliance cases, building violations, or expired/incomplete permits.
    • "Lien Verification Request" for any open code compliance liens outstanding and the payoff amount.

Please allow 7 -10 business days for all requests.

Yes we have many Spanish speaking staff members that are available to assist.

I received a notice of violation, how can I learn more about it?

If you’ve received a BCT you can call (407) 742-0200 and ask to be transferred to the Building Inspector whose name appears on the bottom of the letter.

If you wish to speak to a Code Enforcement Officer, please call (407) 742-0200 and ask to be transferred to their extension. All calls are returned within 24-48 hours.

I received a post card stating I have an ongoing code violation, what does this mean?

Please call (407) 742-0400 for more information regarding the post card.

I need an extension on a violation I received, can you help?

Depending on your situation, our Code Enforcement officers may be able to work with you on an extension.

For CT's call (407) 742-0400 and ask to be connected with the officer assigned to your case.

For LMA’S (Lot Mowing) please call (407) 742-0400.

How do I pay or contest a parking ticket?

You may pay a parking ticket using the below methods:

  • Online at permits.osceola.org. Enter your case number in the search bar, select the case, and click Pay Fees Now
  • By mail by sending to "Attn: Code Enforcement, 1 Courthouse Square, Suite 1100, Kissimmee, FL 34741" (no cash via U.S.P.S.).
  • In person using cash, credit card, check or money order at 1 Courthouse Square, Suite 1400, Kissimmee, FL 34741.

To contest a parking ticket:

  • You may mail a copy of the parking ticket to Osceola County Code Enforcement, Attn: Code Enforcement, 1 Courthouse Square, Suite 1400, Kissimmee, FL 34741 and a letter explaining the dispute.

How do I pay or contest a red light camera ticket?

How do I check the status of my complaint?

You can check on the status of a complaint by visiting permits.osceola.org or calling (407) 742- 0400. Please have your BCT number or address of the complaint available.

Can a code enforcement lien be reduced?

Yes, if the Code Board case qualifies for a reduction per Osceola County policy. For this and any Lot Mow Liens, please call (407) 742-0400 to discuss.

Can I get a payoff on a lien? (Code Enforcement liens only)

For Lien payoffs please call (407) 742-0400 to speak to a Code Enforcement representative.

If the Lien has been sent to Collections, please call Penn Credit at 1 (800) 900-1380.

All other liens need to be referred to the company/business/person that placed the lien on the property.
