Register a Code Complaint

The Code Enforcement Office responds to a variety of complaints and is responsible for enforcing compliance with the County’s codes and regulations.

These include, but are not limited to:

  • The control of grass and weeds
  • Parking of recreational vehicles, boats, trucks and trailers
  • The accumulation of garbage, trash and debris
  • Abandoned property (including vehicles, furniture, machinery, etc.)
  • Business licenses/Tax Receipts, operating without a business permit
  • Zoning Approvals for both commercial and home occupations
  • Conditional Use Permit inspections and compliance
  • Occupational licenses for both commercial and home occupations
  • Compliance with other county codes, including the Land Development Regulations

Where can I find the full Osceola County Code of Ordinances?

My neighbor's property has junk and/or an abandoned vehicle; can the County assist?

My neighbor's tree is overhanging onto my property, what can the County do?

Unfortunately the County does not regulate this and is unable to assist because it is a civil matter.

My neighbor's grass is high; can the County help with cleaning it up?

Yes, Code Enforcement can assist. Please call (407) 742-0400 and choose option 2, provide the address where the violation exists. If the lot is vacant please provide the address to the house left or right of the property.


Can I submit a complaint against my landlord for mold, lack of maintenance/repairs etc?

Unfortunately Osceola County does not have a Department that can assist as this is regulated by the State under the Landlord and Tenant Florida State Statute.

You will need to file with the The Clerk of Courts Civil Division. You may also contact the Florida Department of Health with any concerns at (407) 742-8605.

Can I report someone for dumping oil in the storm drain?

Yes, Osceola County Code Enforcement can assist. Please call (407) 742-0400 and provide us with the address causing the violation.

How do I submit a noise complaint?

A County Code Enforcement officer can investigate your request during normal business hours, unless a pre-arranged after-hours inspection is scheduled. You can request this by calling (407) 742-0400.

Otherwise, all after-hour noise complaints must be made to the Sheriff’s office at 407-348-2222.


How can I report a business being operated without a permit?

You can check on the status of a complaint by visiting permits.osceola.org or calling (407) 742- 0400. Please have your BCT number or address of the complaint available.
